Wyndham Portocolom is classified as a tourist property and is subject to the Balearic “Unidad de Explotación” – uniform professional management protects the quality and value of the entire complex.
Guaranteed rental yield of 5% p.a. over 3 years. In the Stabilized Income Program, owners receive twelve fixed monthly payments plus a 13th payment after annual settlement – predictable cash flow instead of seasonal fluctuations. The management company takes care of marketing, bookings, guest services, cleaning and maintenance.
Tax advantage: thanks to the reverse charge procedure, the effective IVA charge is zero. Instead of 8-13% ITP, only stamp duty (AJD) of 2.5% is payable.
Own use: unlimited stays for owners, family and friends with a 75% discount on the Best Available Rate – including full hotel service.
Portocolom and Cala Marçal: Authentic Mallorca on the East Coast
The Largest Natural Harbour on Mallorca
Portocolom (also written Porto Colom) lies on the east coast of Mallorca, about 60 kilometres from Palma, and belongs to the municipality of Felanitx. With around 4,000 inhabitants, this former fishing village has preserved its original character and is considered one of the island’s best-kept secrets. The sweeping Badia de Portocolom forms the largest natural harbour on Mallorca. The name probably derives from the Latin Portus Columbi — and a popular legend links the town to Christopher Columbus, who is known as Colom on Mallorca.
Old Town, Harbour and Lighthouse
The historic centre of Es Riuetó is one of the best-preserved village cores on Mallorca. Along the old quay you’ll find the traditional boathouses (barraques) with their colourful lattice doors, while typical Mallorcan llaüts bob in the water in front. Carrer de la Mar, with its pastel-coloured fishermen’s houses, is one of the most photographed streets in town. Other highlights include the late-19th-century church Mare de Déu del Carme and the Far de Portocolom lighthouse at Punta de ses Crestes, in operation since 1861 and reachable via a coastal walk of around two kilometres from the village.
Cala Marçal – the Most Beautiful Beach in the Area
To the west of the historic centre lies Cala Marçal, Portocolom’s largest and best-known beach. Fine golden sand, crystal-clear turquoise water and a gently sloping entry make this sheltered, rock-framed bay especially family-friendly. In high season, lifeguards, showers, toilets, sunbed and parasol rental and a beach bar (chiringuito) provide every comfort. The cove holds the Blue Flag quality award. Water sports such as SUP, kayaking and diving are available. Those seeking a quieter spot can reach the smaller, unspoilt neighbouring bay of Cala Brafi on foot in about ten minutes.
Cuisine and Surroundings
The harbour restaurants serve freshly caught fish and classic Mallorcan cuisine, paired with wines from the Felanitx region. A culinary highlight is the Fira Gastronòmica d’Es Pop in late June, dedicated to octopus. Portocolom is also an ideal base for excursions: Felanitx with its archaeological sites, the pilgrimage mountain Puig de Sant Salvador, the Coves del Drac in Porto Cristo and the Mondragó Nature Park are all within easy reach.
