What is CRU / Código de Registro Único?

The Código de Registro Único (CRU), also known as the Identificador Único de Finca Registral (IDUFIR), is a unique 14-digit number assigned to every property in Spain. It serves as a unique identifier of the property throughout the country and is used in all official registers, including the Land Registry and Cadastre. It was introduced throughout Spain in 2016 and replaces the previous unique assignment of the property with Registro Finca Tomo Libro.

Important points:

  • The CRU is created automatically for every registered property in Spain.
  • It is unchangeable and remains the same even if ownership changes.
  • The CRU facilitates the identification of a property in official registers and thus simplifies administrative processes and transactions.
  • It is useful for various purposes, e.g. for applying for a land register entry, paying taxes or applying for a mortgage.

Where can I find the CRU?

You will find the CRU in the following documents:

  • Nota simple: This is an extract from the land register containing information about the property, including the CRU.
  • Cadastral deed: This deed contains information about the location and size of the property as well as the CRU.
  • Purchase agreement: The purchase agreement for a property should include the CRU.

Conclusion:

The CRU is an important identifier for every property in Spain. It facilitates the identification of the property in official registers and thus simplifies administrative processes and transactions.
