This method may be more favorable if the actual profit is lower than the profit calculated using the objective method. <\/p><\/li><li><p class=\"p1\">Important: You can choose which method is more favorable in your situation.<\/p><\/li><\/ul><h4><b>4. new rules and coefficients 2025<\/b><\/h4><ul><li><p class=\"p1\">Municipalities may not exceed the official coefficients, but they can set lower ones.<\/p><\/li><li><p class=\"p1\">There are maximum values for periods of ownership above which the coefficient does not increase any further.<\/p><\/li><li><p class=\"p1\">Some municipalities offer reductions for land values if the cadastral values are outdated.<\/p><\/li><\/ul><h4><b>5. calculation example for illustration<\/b><\/h4><p class=\"p1\">Specifically (adapted for Mallorca\/example):<\/p><ul><li><p class=\"p1\">Let&#8217;s assume you bought a <a class=\"wpil_keyword_link\" href=\"https:\/\/puravida-estate.com\/en\/villas\/\" title=\"Villas &amp; Houses\" data-wpil-keyword-link=\"linked\" data-wpil-monitor-id=\"780\">house<\/a> for \u20ac300,000 in 2015, the land share according to the land register is 50%, i.e. the land value is \u20ac150,000.<\/p><\/li><li><p class=\"p1\">Sale in 2025 for \u20ac 400,000.<\/p><\/li><li><p class=\"p1\">Duration of ownership: 10 years \u2192 e.g. coefficient 0.16 (depending on municipality).<\/p><\/li><li><p class=\"p1\"><b>Objective method:<\/b><b><\/b><\/p><p class=\"p2\">150,000 \u00d7 0.16 = \u20ac 24,000 as assessment basis \u2192 tax e.g. at 30% tax rate \u2192 approx. \u20ac 7,200.<\/p><\/li><li><p class=\"p1\"><b>Real method:<\/b><b><\/b><\/p><p class=\"p2\">Sale value land portion: 400,000\u00d750 % = 200,000 \u2192 Minus purchase value land portion: 300,000\u00d750 % = 150,000 \u2192 Profit 50,000 \u2192 Tax approx. 15,000 \u20ac, if 30 %. In this example, the objective method would be significantly more favorable. <\/p><\/li><\/ul><h4><b>6 What should you consider as a German buyer?<\/b><\/h4><ul><li><p class=\"p1\">Check the proportion of land in your documents (cadastral extract) at an early stage.<\/p><\/li><li><p class=\"p1\">Pay attention to how your municipality has set the coefficients &#8211; there are differences between municipalities.
