width:16px; fill:#000000; stroke:#000000; display:inline-block;\" viewBox=\"0 0 24 24\" version=\"1.1\" xmlns=\"http:\/\/www.w3.org\/2000\/svg\" xmlns:svg=\"http:\/\/www.w3.org\/2000\/svg\"><use href=\"#wpil-svg-outbound-7-icon-path\"><\/use><\/svg><\/span><\/a>) of 04\/07\/2023.<\/p>\n<p data-sourcepos=\"7:1-7:50\"><strong>Entry in the Spanish investment register:<\/strong><\/p>\n<ul data-sourcepos=\"9:1-15:0\">\n<li data-sourcepos=\"9:1-9:227\"><strong>New threshold for real estate purchases:<\/strong> The threshold for registering in the Spanish Investment Register of the Ministry of Industry, Trade and Tourism has been reduced from 3 million euros to <strong>500,000 euros<\/strong>.<\/li>\n<li data-sourcepos=\"10:1-10:107\"><strong>Obligation to register:<\/strong> The buyer of a property must take care of the entry in the register <strong>himself<\/strong>.<\/li>\n<li data-sourcepos=\"11:1-11:83\"><strong>Deadline:<\/strong> The registration must be made <strong>within one month<\/strong> of the <a class=\"wpil_keyword_link\" title=\"Purchase\" href=\"https:\/\/puravida-estate.com\/kosten-beim-kauf-einer-immobilie\/\" data-wpil-keyword-link=\"linked\">purchase<\/a>.<\/li>\n<li data-sourcepos=\"12:1-12:73\"><strong>Form:<\/strong> Form D-1A must be completed and submitted.<\/li>\n<li data-sourcepos=\"13:1-13:93\"><strong>Support:<\/strong> Real estate agents, Gestoria or a lawyer can help with the registration.<\/li>\n<li data-sourcepos=\"14:1-15:0\"><strong>Self-registration:<\/strong> With the free <a href=\"https:\/\/oficinavirtual.comercio.gob.es\/AFORIXUpdater\/\" target=\"_blank\">AFORIX<span class=\"wpil-link-icon\" title=\"Link goes to external site.\" style=\"margin: 0 0 0 5px;\"><svg width=\"24\" height=\"24\" style=\"height:16px; width:16px; fill:#000000; stroke:#000000; display:inline-block;\" viewBox=\"0 0 24 24\" version=\"1.1\" xmlns=\"http:\/\/www.w3.org\/2000\/svg\" xmlns:svg=\"http:\/\/www.w3.org\/2000\/svg\"><use href=\"#wpil-svg-outbound-7-icon-path\"><\/use><\/svg><\/span><\/a> software, online registration is possible in just a few minutes.<\/li>\n<\/ul>\n<p data-sourcepos=\"16:1-16:51\"><strong>Registration of shareholdings in companies:<\/strong><\/p>\n<ul data-sourcepos=\"18:1-20:0\">\n<li data-sourcepos=\"18:1-18:126\"><strong>Obligation to register:<\/strong> Shareholdings in Spanish companies (Sociedades) of <strong>10%<\/strong>or more mustbe entered in the register.<\/li>\n<li data-sourcepos=\"19:1-20:0\"><strong>No differentiation:<\/strong> It does not matter whether the participation is achieved upon formation or through the purchase of shares.<\/li>\n<\/ul>\n<p data-sourcepos=\"21:1-21:44\"><strong>Tax and legal implications:<\/strong><\/p>\n<ul data-sourcepos=\"23:1-25:0\">\n<li data-sourcepos=\"23:1-23:96\"><strong>Currently no impact:<\/strong> The register currently only serves to collect information.<\/li>\n<li data-sourcepos=\"24:1-25:0\"><strong>Future changes possible:<\/strong> It is possible that tax or legal implications may be introduced in the future.<\/li>\n<\/ul>\n<p data-sourcepos=\"26:1-26:10\"><strong>Conclusion:<\/strong><\/p>\n<p data-sourcepos=\"28:1-28:282\">The new rules for foreign real estate buyers and investors in Spain are important to note.
